This is a remote position. Position Overview We are seeking a proactive and results-driven Deal Outreach Specialist to identify, evaluate, and acquire profitable investment opportunities. This role focuses on two primary areas: businesses for sale with growth potential and real estate properties ideal for the BRRRR strategy (Buy, Rehab, Rent, Refinance, Repeat). Key Responsibilities Opportunity Identification Research and generate leads for businesses for sale through multiple channels (brokers, online platforms, networking, cold outreach) Identify real estate properties with potential for investing and purchasing Maintain an active pipeline of qualified opportunities Develop and maintain relationships with brokers, real estate agents, and other intermediaries Analysis & Evaluation Conduct preliminary financial viability analysis of deals Evaluate properties considering: purchase price, renovation costs, rental potential, and after-repair value (ARV) Prepare evaluation reports with key metrics (ROI, cash flow, cap rate, cash-on-cash return) Coordinate basic due diligence for promising opportunities Outreach & Negotiation Direct contact with business owners, brokers or property sellers Develop effective communication strategies for different seller types Negotiate preliminary terms and purchase conditions Manage initial acquisition process through closing Requirements Experience & Knowledge 2+ years of experience in sales, business development, or real estate. Experience in basic business valuation (multiples, cash flow, EBITDA). Strong understanding of the BRRRR strategy and real estate investment analysis. Familiarity with deal sourcing and CRM platforms (Salesforce, HubSpot, Pipedrive, or similar). Preferred Skill: Knowledge of SBA lending processes and documentation requirements. Experience in healthcare, behavioral health, or professional services industries. Technical Skills Proficiency in Excel/Google Sheets for financial modeling and data analysis. Knowledge of commercial real estate and business acquisition platforms (LoopNet, Crexi, MLS, BizBuySell, DealStream, Axial, PitchBook). Experience with outreach tools (LinkedIn Sales Navigator, cold email platforms). Ability to create and maintain accurate deal tracking systems.
