Job Position: Virtual Disposition Assistant Job Summary The Disposition Assistant supports the Disposition Manager in selling real estate deals by actively calling buyers, promoting properties, scheduling photos, gathering contractor bids, and ensuring all deals get maximum market exposure. This role is heavily phone-based and requires someone confident, personable, and driven, with prior experience in real estate wholesaling dispositions. Key Responsibilities 1. Lead & Buyer Management - Call, text, and email buyers daily to promote active deals. - Cold call potential buyers from InvestorLift, InvestorBase, PropStream, and local realtor lists. - Follow up with existing buyers to understand their buying criteria and match them with current inventory. - Pass qualified, interested buyers directly to the Disposition Manager for negotiation. 2. Property Marketing & Promotion - Draft deal postings on InvestorLift and upload with all necessary details and photos. - Manage email and SMS blast campaigns for new deals. - Post deals on social media and notify VIP buyers before general marketing. - Directly reach out to buyers and realtors within a radius of new deals. 3. Photo & Contractor Coordination - Schedule property pictures and/or Contractor Quotes according to deal type, following instructions from the Transaction Coordinator or Disposition Manager: - Upload all received photos into the correct Google Drive folder. 4. Pulling Buyer Data - Identify cash buyers and agents from recent sales and add them to the CRM. - Keep the CRM organized with updated buyer notes and property statuses. 5. Communication & Administrative Support - Maintain clear communication with the Disposition Manager on buyer feedback and deal activity. - Track all buyer calls, messages, and outcomes in the CRM. - Attend team meetings, strategy sessions, and training calls. Day-to-Day Tasks - Make high-volume outbound calls to buyers and realtors (majority of the day will be phone work). - Promote active deals to targeted buyers and investor lists. - Schedule property pictures, inspections, and contractor bids as instructed. - Draft and upload InvestorLift property postings with accurate details. - Send email/SMS blasts and follow up with interested buyers. - Pull cash comps and call buyers from comparable sales data.Update buyer records and notes in the CRM daily. - Pass warm buyer leads to the Disposition Manager immediately. Requirements - Must have real estate wholesaling dispositions experience. - Proven track record cold calling buyers in real estate. - Confident, energetic, and personable on the phone. - Highly organized with strong follow-up skills. - Results-driven with a competitive, hungry mindset. - Strong written and verbal communication skills. - Proficient in CRM systems and familiar with InvestorLift, PropStream, and/or InvestorBase.
